Home Inspection Fees: Based on heated space of main house.

 

Condos on one level (up to 1500 sf)  $220.00 
  Small Homes (under 1200 sf)  $250.00
1200 to 1600 sf - $275.00
1600 to 2000 sf - $300.00
  2000 to 2400 sf - $325.00
  2400 to 2800 sf - $350.00
2800 to 3200 sf - $375.00

over 3200 sf the cost is $100.00 plus $.10 per sf of heated space.

Accessible Crawl Space  $50.00
  Outbuildings up to 2 car garage  $65.00
Add $75.00 for homes built between 1930 and 1960
Add $150.00 for homes built prior to 1930

Short consultation (up to one hour) with written report, $125.00 minimum  fee.  $100 / hr. beyond first hour.

Re- inspection / return to check on work being properly done - $125.00
 

Exhaustive evaluation of;   HVAC, electrical, structural matters with disassembly of components and technically sophisticated testing $1500 and up, depending on what is done.

When  & How do I pay for the Inspection report ?    

Payment is due upon completion of services.
The inspection is not tied into the Real Estate closing.
The invoice is due and payable at the time of the inspection.

 

How much should you pay for a Home Inspection?

Even though the first questions asked of a Home Inspector should be “What are your qualifications?”  The one asked most often is “ How much do you charge?”

Just like there are no 2 houses built exactly alike, Home Inspectors have different degrees of capability. Some “Big Box” companies farm out their work to local Home Inspectors, who for the sake of obtaining work, sign on with these National Chains at cutthroat rates. In order to sustain themselves, these inspectors must do 2 or three inspections per day. If a proper inspection takes 3 hours of physically inspecting the property and another 1-˝ hours preparing the report, how much time will they devote to you, their Client?

There are many costs associated with purchasing your home aside from the actual cost of the property. Such as:

Settlement costs (also called closing costs) cover a variety of expenses including: Loan or discount points                                                                                   

Loan origination or service fee 

Loan application fee 

Credits report 

Property survey

Appraisal

Home inspection 

Title insurance (lender's and buyer's)

Attorney or settlement agent fees

Recording fees and transfer taxes  

Prepaid interest   

Prepayments for taxes and insurance  

Of the settlement costs listed, loan or discount points (paid to reduce your interest rate on the loan) may be the largest expense. If, for example, you pay 2 points (a point equals 1% of the loan amount) to reduce your interest rate by 1/4% on a $100,000 loan, you'll pay $2,000 for points at closing. If you pay all of the other closing costs in cash as well, you could need an additional $3,000 or more.

One of the biggest debates on one of the Best Home inspector forums, inspectionnews.com is, “How much should I charge?” The advice given ranges from Flat Rates, to Square foot costs, to time spent, to property value. Regardless of what method is used, the cost to you, the Client, cannot exceed industry standards; otherwise you will take your business “down the road”. But, to put the cost of a Home Inspection into perspective, let’s look at some figures.

If you are buying a Home for $100,000.00, and you pay $300.00 for an inspection, that’s .03% of the cost of the property.

If a Home Inspection uncovers substantial problems with the property, it may save you Thousands of dollars and major headaches. Not to mention that it will give you “Bargaining Power” if you decide to go through with the purchase.

Real Estate Agencies charge 6% to sell a house, that’s $6,000.00 for a $100,000.00 home

 

As you can see, Your Home Inspection is a bargain, which will give you some reasonably priced peace of mind.

6.      Is the house on a slab or crawl space?

7.      Date and time you want the inspection to take place.
